A wave of GEN Z (Zoomers) residents are making South Carolina home, drawn by its mix of affordable housing, career growth, and vibrant communities that offer the perfect place to put down roots.

As the generations evolve, it is crucial to understand what attracts Gen Z to South Carolina. The state’s unique blend of southern charm, natural beauty, and cultural vibrancy offers a backdrop that resonates with younger adults seeking both adventure and stability. Myrtle Beach, for instance, is not just a vacation spot; it has transformed into a thriving community with an array of outdoor activities such as hiking, surfing, and beach sports, all of which are particularly appealing to the active lifestyle favored by Gen Z.

Why Gen Z is Choosing South Carolina

This influx of young residents is indicative of broader trends in workforce mobility, where individuals are prioritizing lifestyle choices alongside career opportunities. Many are drawn to South Carolina not only for its job market but also for the sense of community it offers. Young adults often value connections and networks, seeking environments where they can build friendships and engage in local activities, which South Carolina provides in abundance.

This is particularly attractive to Gen Z, who prioritize experiences over material possessions. South Carolina emerged as the nation’s top magnet for Gen Z talent in 2023, attracting a net gain of over 24,100 young adults—outpacing all other states in the competition for tomorrow’s workforce, according to StorageCafe’s latest migration study based on the Census data. 

In addition to the appealing lifestyle, the job market in South Carolina is expanding rapidly, with sectors like technology, healthcare, and tourism on the rise. Companies are increasingly establishing operations in the state, which not only provides job opportunities but also fosters an entrepreneurial spirit among the youth. This has led to a surge of startups and innovation hubs that align with Gen Z’s desire for meaningful work and professional growth.

The trend toward homeownership among movers is also influenced by South Carolina’s relatively low cost of living. Compared to major metropolitan areas in the northeast or west coast, South Carolina offers more affordable housing options. This affordability allows young adults to invest in their first homes sooner, which is a significant milestone for many. It alleviates the financial burdens typically associated with starting out in adulthood, thus enabling them to establish roots more comfortably and confidently.

• South Carolina gained over 72,400 more residents than it lost in 2023, fueling a net inflow of over 500K since 2014, and was the fourth most popular destination after Texas and Florida. 
   

Moreover, the state’s educational institutions are a significant draw, providing various opportunities for continuous learning and professional development. South Carolina is home to several esteemed universities and colleges that not only educate but also help establish career connections for students. This educational ecosystem is vital for Gen Z, who prioritize education and skill development as a means to navigate the competitive job market.

• Additionally, The Palmetto State is drawing in a well-educated demographic. A full 29% of its new residents have earned at least a bachelor’s degree. Also, an appreciable 20% of those moving in are working from home. 
   

The presence of beautiful landscapes and natural attractions, such as state parks and coastal areas, contributes to a high quality of life. The ability to enjoy nature, go hiking, or relax at the beach after a busy week is a significant lifestyle enhancement that younger generations are willing to prioritize in their relocation decisions.

The emphasis on work-life balance is another critical factor in attracting Gen Z to South Carolina. Many companies in the state are adopting flexible work policies, allowing employees to have more control over their schedules. This flexibility is particularly appealing to younger workers who value time for personal pursuits and family, thus fostering a healthier lifestyle and overall well-being.

• Neighboring North Carolina and Georgia sent the most new residents, and when transplants from these states can potentially save between 12% and 16% on home purchasing costs, it’s easy to see the appeal.
