Home prices in Carolina Forest, Longs, and along the Grand Strand are expected to lead the state in increases over the next 12 months.

The Porch report projected that home prices will climb by over 14% in Horry County. Researchers for the study used information from Zillow, Redfin, and the Census Bureau’s 2019 American Community Survey.

Currently, the median home price for the area is $240,837. In contrast, the national median home price is $287,148.

NY MIGRATION

Key reasons for these increases were the migration of many from metropolitan areas like NY City in 2020.

The work at home movement, coupled with the pandemic, caused many to flee urban centers migrating into the Southeast.

Horry County is now the fastest growing county in S.C. per the 2020 census data. The county is the fourth largest in the state population-wise.

The county is projected to pass Richland County in a few short years, making it the third largest county behind Greenville and Charleston.

Greenville County has 525,354 residents. Charleston County has 408,235 residents. Horry County currently has 351,029 residents, but it is the fastest growing among those three counties.
