Tradd Commercial put out the following statement last week concerning 3200 new homes coming to the City of Conway: Excited to announce the sale of a 1,667-acre Ward Station Tract parcel on Highway 701 in Conway, SC to a regional horizontal developer, set to transform into a planned community with 3,200 residential units!

The land was annexed and approved by Conway City Council January 2024. The new developers can begin building the planned community immediately.

The Warden Station Tract offers 1,667 acres zoned CFA, bound by Highway 701 and Pitch Landing road in Conway. Ideal site for phased development. 2,240’ frontage on Highway 701 and 2,476’ frontage on Pitch Landing Road. Most timber has been harvested. This tract was previously leased to a private hunt club and previously required the listing agent’s presence in order to gain access.

The 3200 new homes are expected to grow the City of Conway by as many as between 7,000 to 10,000 new residents.

The Ward Station Tract, one of the largest proposed projects in Conway was unanimously approved by the Conway City Council in January 2024.

More than 1,700 acres have been brought into the city as part of the project near Pitch Landing Road and Highway 701.

About 3,200 single-family detached homes, townhomes, and multifamily apartments are expected to be built in the project.

According to developers, affordable homes will be built within a 20-year timeline, but it may happen sooner.
