Privately Held Portion Of Oceanfront Campground Land Sells For $77 Million

The Lewis family privately owned 82.67 acres of land leased to the Ponderosa Group at PirateLand Camping Resort.

Those 82.67 acres just sold to MHC PIRATELAND RV LLC located at 2 N Riverside Plaza #800 Chicago, IL 60606 for $77 million.

In December 2020, Myrtle Beach City Council approved selling nearly 145 acres of PirateLand Campground and Lakewood Campground, owned by the city, for the discount price of $60 million.

The land was never offered for sale on the public market.

The City of Myrtle Beach was later sued and the sale has been put on hold until the lawsuit is resolved.

At the time of the city’s offer, City Councilman Gregg Smith stated, “I don’t think that the city should be in the business of owning property that’s leased to a campground. I don’t think the city should be in the business of owning property that has no future use to the city. I am on the side of selling this.

Myrtle Beach City Council voted to sell the parcels located inside Lakewood Camping Resort and PirateLand Family Camping Resort to the two campground leasers for a combined $60 million.

Lakewood’s share of the $60 million “City of Myrtle Beach” public land sale is about $33.5 million for the more than 81 acres inside of its boundaries.

PirateLand’s share of the deal will only cost the Ponderosa Group $26 million for nearly 64 acres inside of its boundaries. Those prices are contingent upon if the sale ever goes through.

Questions will likely now be asked as to why Myrtle Beach City government offered to sell their portion of that property at such a discount.

Former City Manager John Pedersen (who was the city manager at the time) said the parties agreed on the sale price of $60 million since it was in the middle of two appraisals. One of the appraisals was done by the city another was done by those leasing the campgrounds.
